Terms & Conditions
30A Seascapes
Vacation Rental Agreement: This agreement is between 30a Seascapes, LLC (“Agent”) and you (the “Guest” – you and everyone staying with you).

1.    COMPLIANCE WITH LAWS, LOCAL ORDINANCES & COMMUNITY RULES
•    Guest agrees to follow all applicable federal, state, and local laws and any HOA/condo/community rules for the Property, including, where applicable, age requirements, quiet hours, noise limits, and safety rules. 
•    Vehicles may only park in designated/permitted areas per posted signs and community rules. No parking in fire lanes, sidewalks, landscaped areas, neighboring properties, or other restricted zones. Violations may result in citation or towing at the vehicle owner’s expense. No oversized vehicles or trailers unless the community explicitly allows them.
•    The Welcome Packet and Check-In Instructions will highlight guidelines that must be followed during Guest’s stay.

2.    NON-NEGOTIABLE HOUSE RULES
Guest agrees to use the Property responsibly and to follow all house rules, policies, and guidelines provided in the Welcome Packet and post-booking communications. Guest understands and agrees:
•    Booking is for the registered guest only. Subletting, transferring the reservation, or allowing unauthorized occupants is prohibited and may result in immediate eviction without refund.
•    Smoking, vaping, e-cigarettes, or illegal drug use is prohibited anywhere on the Property, including inside the unit, patios/balconies, and common hallways. Evidence of smoking/vaping will result in a $500 fee due to odor/residue removal (including HVAC remediation when applicable).
•    Unauthorized pets are prohibited and may result in prompt removal without refund, a $500 fee, and additional cleaning/damage charges. Service animals are permitted as required by law; guests remain responsible for any damage or incidents.
•    No parties or gatherings that exceed the unit’s maximum occupancy and no rearranging furniture inside the unit or on the balcony. Any violation may result in immediate removal without refund.
•    Guest must return the Property in reasonable condition and is responsible for missing items, damage, or excessive cleaning beyond normal turnover. Please report damage promptly.
•    Guest assumes all risks related to use of the Property and any amenities or recreational items (including pools, hot tubs, bikes, golf carts, etc.) and releases Agent and Owner from liability for injury, illness, death, loss, or damage, except where prohibited by law.

3.    ENFORCEMENT & REMEDIES
Agent may enforce this Agreement and all applicable house rules. Guest understands and agrees:
•    Guest must report any issues as soon as discovered. If a verified issue makes the Property uninhabitable at check-in and cannot be remedied, a full refund will be issued. If a verified issue arises during the stay and cannot be fully resolved, a prorated refund may be considered.
•    No refunds will be issued for weather events unless a mandatory evacuation order is issued. If so, unused rent may be refunded.
•    Items left behind may be returned at Guest’s expense. Unclaimed items after 30 days may be discarded.
•    Violations may result in fines, additional charges, and/or early termination of the reservation without refund, as permitted by law.

ACKNOWLEDGMENT AT BOOKING 
By booking this Vacation Rental, Guest acknowledges and agrees that they: 
•    Have read and understand all terms and conditions of this Agreement; 
•    Will comply—and ensure all occupants and invited guests comply—with this Agreement and all rules/policies provided by 30a Seascapes in guest communications; 
•    Will be required to sign and return this Agreement after booking is confirmed; 
•    Accept responsibility for the acts, omissions, conduct, damages, or violations of Guest, occupants, and invited guests during the rental period.
 
CANCELLATION POLICY:
1) Full refund for cancellations up to 30 days before check-in.
2) If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in.
3) After that, 50% refund up to 14 days before check-in. No refund after that.

General House Rules
Quiet hours are enforced from 10pm to 7am (unless posted signage indicates otherwise). No parties. No rearranging furniture. No illegal drugs or weapons. Flush only human waste and toilet paper. Do not exceed maximum occupancy (please note that children under 2 years old still count).

Parking & Vehicle Restrictions
Parking is permitted only as allowed by the community and posted signage. Unless explicitly stated otherwise, our properties do not accommodate watercraft, trailers, campers, motor homes/RVs, buses, or other oversized vehicles. Any violation that results in towing is at the vehicle owner’s expense.

Security Cameras
Exterior security cameras may be in use. There are no interior cameras.

Wi-Fi Disclaimer
Wi-Fi is provided but not guaranteed, and technical support may be limited in some areas. If reliable internet is essential, please bring a hotspot. No refunds or credits will be issued for Wi-Fi interruptions.

Refunds, Changes & Access Limitations
Furnishings and amenities are subject to change. No refunds for personal preference. Amenity availability is controlled by the HOA/resort; no credits for temporary closures. No refunds or credits will be issued if access is denied due to policy violations.

Damage & Lost Items
Guests must promptly disclose and are responsible for any damage to the unit or its contents. Upon departure, all personal belongings must be removed. Items left behind may be shipped at the guest’s expense, in accordance with our shipping policy.

Access & Maintenance Notice
Resorts and HOAs may conduct mandatory inspections and services during your stay (e.g., balcony, fire alarm, sprinkler inspections, and periodic pest control). These services typically occur during standard business hours and may require unit access. Guests will be notified once scheduling is confirmed, and we will make every effort to minimize disruption.

IMPORTANT REMINDERS
  • Smoking/vaping is prohibited and subject to the $500 fee listed in the Rental Agreement.
  • Unauthorized pets are subject to the fees/terms in your Rental Agreement.
  • Service interruptions, weather events, and HOA/resort actions may affect amenities or access. Any refunds or credits are handled only as stated in the Rental Agreement.
  • Guests assume all risks associated with their stay and use of amenities/recreational items. Liability terms are as stated in the signed Rental Agreement.

HELPFUL TIPS
Air Conditioning Guidelines (if applicable)

Do not run A/C with doors, sliders, or windows open (this may cause the system to freeze). For best performance, set thermostats between 70°F and 75°F. Guests may be charged for service calls caused by failure to follow these guidelines.

Balcony Rules (if applicable)
Do not climb on or jump from balconies. Do not throw items from balconies. Do not move indoor furniture outside. Do not hang items from railings. Do not lean on railings or place objects on them.

Refrigerator Use
Minimize door openings and keep vents between the freezer and fridge unblocked. Adding many room-temperature items at once can temporarily raise temperatures; cooling may take several hours.

Potential Fees for SMS Messaging: Please note that standard message and data rates may apply, depending on your carrier’s pricing plan. These fees may vary if the message is sent domestically or internationally.

Opt-Out Method: You can opt out of receiving SMS messages at any time. To do so, simply reply "STOP" to any SMS message you receive. Alternatively, you can contact us directly to request removal from our messaging list.
